When buying, consider location

So if you are anxious to sell your home, make sure the yard looks nice, replace the mailbox if necessary, fix shingles or siding, and trim bushes and trees. Even if the interior of the home needs some major repairs, buyers are more likely to purchase the home with the intent of remodeling it if the yard is well kept. Never underestimate the power of curb appeal.
When buying, consider storage
Never purchase a home that does not have any storage space unless you plan on adding onto the home to create storage space. Keep in mind that if the home is older, it likely has smaller closets and little storage space. Home builders finally discovered the need for storage space and now newer homes seem to focus on storage space. So consider the age of the home and determine if it is worth it to you to have less storage space for a lower price or whatever the case may be.
When selling, consider lighting
Home buyers are typically attracted to the lighting of a home. You will notice that all model homes keep all of the lights on when potential buyers are walking through. If you are looking to spruce up your home in order to sell it, make sure it has a lot of natural light, and switch out light bulbs in fixtures for brighter ones to make the home seem bright when there is not a lot of natural lighting. It is not too expensive to update light fixtures as well unless you have to rewire, so consider hanging a new chandelier in the dining room, or placing can lights in the kitchen or above the fire place mantle.
