Rented house auction

All- something came up urgently seeking advice.  My colleague has received auction note on his rented house.  He has been paying rental promptly however on this 26th Feb the apt will go for auction.  He has no agreement since taken from his working house mate previously.

To protect himself, does he need to lodge police report?  Contact the auction agency to find out the status after the 26th Feb? 

He is unable to contact the owner nor the person he is making the payments for the past 2 years.  He will now need to look for a place to move in, probably in 1 or 2 months time.

No need.  Police will not get involved with civil issues.  This is not a criminal issue.

Contact the auction agency to find out the status after the 26th Feb?
No need, as they are also as blur as him.

He is unable to contact the owner nor the person he is making the payments for the past 2 years.
No need to pay any rental then.

He will now need to look for a place to move in, probably in 1 or 2 months time.
He can opt to rent from the new owner, or just refuse to pay rent and refuse to move out.
The new owner cannot force him out without a Court Order.
To get a Court Order, it may cost RM 10k in legal fees and may take 6 months, so he can ask the new owner to pay him RM5k as a condition to move out speedily.
