Agreement To Rent and paid the Earnest Deposit

Hi,

I've been signed and paid the deposit to agent but later landlord refuses/neglects to sign the Tenancy Agreement and complete the rental transaction within the stipulated time.

As per the clause 7 under "Agreement To Rent" which signed by me and agent, it stated:
In the event the Landlord accepts this offer and later refuses to and/or neglects to and/or fails to, for any reason whatsover, to sign the Tenancy Agreement or to complete the rental transaction within the stipulated time, the Landlord shall refund to the Tenant, free of interest, the said Earnest Deposit together with a sum equivalent to the Earnest Deposit, as compensation.

May I know how could I do to get the deposit back and claim the compensation as stated in the signed agreement?

Just call up the landlord and ask for the payment and compensation.
If cannot call, write a letter also can.
