Unethical Agent

I am in the midst of selling my house, the buyer paid 10% and yet to pay balance purchase price.

Early April the agent I appointed took my house key saying need to do valuation but when I went to see my house yesterday there is a family leaving in my house. I immediately called my agent but no answer to my calls and message. So stressed with this situation.

Please advise what to do.

Hello vkpc

My house buyer took early vacant possession without my consent since April and fail to pay rent since May.

I recently issued letter of demand asking him to pay all rent due to me before 31 July.

What can I do if he fails to do so? Can I take him to court or just throw him out? I prefer to settle this issue amicably.

Please advise.

He already move out what....
Why want to force him to pay rental when he is so poor?
The amicable solution is to close one eye on the stuff in the house.
Going to Court should be the last resort, only lawyers win.

He didnt move out, still staying in my house since April and yet to settle balance purchase price.

I have been very patient till now.

Please advise.

Did he pay rent earlier before May?

Yes, he paid only for the month of April. After that, nothing.

Why didn't you visit the house at night to collect the rent?

Hello vkpc

I did go few times but they dont answer when I knock on the door, I travelled nearly 80 km and came back disappointed. Neighbours there inform me that they usually come back late.

May I know whether I can enter my house using my key since its my house and they have tresspass?

What next step I can take? please advise.
