Land Deed with Multiple names

My land deed (geran tanah, in Melaka) has three names, my name and two other sisters, 1/3 each stated on deed. One feuding sister, who doesn't even know where my mother's grave is, wants to sell her share of the inherited land to a stranger. The land office and lawyers consulted say this is absolutely legal and she can do it without consent of the other two. This will take place on Feb 24, 2015, where feuding sister will go to land office and tukar nama and take payment from 'buyer'. Another lawyer says when this happens, that stranger can claim any 1/3 of the land he desires, including our house. I have been taking care of the house and land since mom died in  2002. The law ####s.

Any advise appreciated.

After that, you can also claim any 1/3 of the land you desire, so no problem here.
