Tenant missed rental payment

Hello all,

I have a tenant and so far rental payment has been alright. But in the last month, the tenant delayed payment by giving lies and untrue stories.
In such a situation, I believe I would be in the right if I ask the tenant to move out. However, the tenancy agreement is for a year, and it has a clause stating early termination would incur penalties. The agreement has not lapsed.

Question is, it was the tenant who first breached the contract. Am I liable to pay any penalties should I decide to terminate the tenancy prematurely?
Or, what are my options in such a situation?
