Any Agreement to protect the right of Investor

i am the investor of a property, but in order to avoid some taxation issues, me and my friend, X,  decided to just put X's name solely in the title of the property. However, both of us applied for loan to facilitate of the purchase of that property and i pay the down payment more than my friend, X.

The question now is may i know is there any agreement could be entered by both of us to protect my right? the porperty is use for business and for my friend occupancy on the second floor. Thank you

If no, then the answer is don't have la.
