TRANSFER OF PROPERTY UPON DEATH TO CHILDREN

I am a  retiree and help  on a volunteer basis.I have a question.

My  friend has 8 siblings and the father passed away without a will on a landed property.All 8 do not want the property only my friend but dont want to give a release in writing that they dont want their share
Several of them are overseas and due to some family squabbles they are not in talking terms and do not wish to give a release letter.It has not been claimed for last 30 years, when the father passed away..He cannot rent out  properly as he is not the beneficiary/legal owner.

As there has been no claim made for last 30 years can the land office  give the title to first come first serve basis.If  the others want a share later they want any share they have to contest.He does not want to lie and say that he is the only surviving beneficiary.Pls help

Help do what?  The property does not belong to him.

Who this vkpc.Are you are lawyer.Are u answering for the sake to keep your numbers.
I talked to another lawyer and got a better  realistic answer.
Thanks Miss LIM,today we got half past six lawyers and I am sorry to say this profession is like the oldest profession on earth professed my 90% who called lawyers as cheat ans stupid.At this in Malaysia
